We were approached to assist the client in promoting this very ambitious vision to attract interest from international developers, investors, and operators. It was evident that the scheme was very ambitious for the location so we advised the client that in order to attract investment and partners we would need to demonstrate the viability of the project.

We were commissioned to prepare a brief, research and interview the top internationally recognised consultants in this field and procured proposals for our client. A team was appointed led by EBDi, and included a market research consultant and an economic research consultant. As it was apparent that the current mix of uses and the scale of the project was unrealistic for the local market and location. The team brainstormed some alternative ideas that would fit the vision and which would be tested by the market research team in their workshops and primary research. In a workshop following the research stage, the findings were reviewed and a new mix of components compiled.

The new mix of components was incorporated in our architectural review and strategy report, consisting of an audit of the existing master plan and detailed guidance for the revised layout incorporating the whole consultant teams concerns. In this case the report was used as a briefing guide for the existing architects. The report included zonal strategies, explanation of relationships between functions, suggestions for control of people flow and access, security and safety and some case studies of similar successful projects and operating companies.

The final bankable report consisting of an independent financial appraisal, the market research and a modified master plan was then successful used in promoting the project on the international stage.

Lessons learned
It is better to invest in the right professional advice at the early stages of a project before spending considerable time and amounts of money to build a project which may never succeed because of unknown market conditions.

A successful commercial project depends on an intimate understanding of people, ie the market, commercial drivers, skilled marketing & management to keep up with changing demands & good design.
